The Braes - What You Need to Know.

We want you to enjoy your stay at The Braes as much as it is possible so we need to explain a few items that may or may not cause issues.
Firstly, we never compromise our vegan lifestyle and our kitchen and house is presented with this in mind.
Secondly, at the moment we have three rescued hens, they rarely lay eggs and we don't encourage them to but you have to understand that they are part of our family and will be somewhere on the property. We also have a cat. She is also rescued and is very timid as she was born in the wild. Though she isn't allowed in the guest area you may see her flash by now and then in the grounds. Also, cats cannot live on vegetarian diets so, inevitably, she eats cat food. This isn't an issue from the point of contamination but we feel we need to point this out before you decided to book. After all, some people have allergies to cats.

The Braes - Full Terms and Conditions.

When we confirm your booking with us, we are entitled to assume that you have had the opportunity to read and have read these terms and conditions and agree to them. When you make a booking with us and we have received the required deposit or taken a debit or credit card number to secure the booking, a legally binding contract exists between us that is non-cancellable and non-refundable, except in exceptional circumstances. Please read our terms and conditions of booking below.

PRICES
Prices stated are per room per night based on two people sharing or single occupationand include a full breakfast.

RESERVATIONS & DEPOSIT
A deposit equivalent to the cost of one night’s accommodation is required to secure your reservation at The Braes. We accept payment by cash, bank transfer or Paypal (credit/debit card). Payment can be made once we have confirmed the dates, you will be sent details by phone or email. The balance is payable on the morning of your departure from our accommodation.

CANCELLATION
In the event of cancellation within 7 days of the agreed arrival date we will make all reasonable effort to re-let the accommodation, but if this fails, guests are kindly reminded that they are liable for the full cost of the booking. Cancellation more than 7 days prior to the agreed arrival date will result in the loss of deposit unless the room is re-sold. Non arrivals will be charged for the entire booking. We suggest that guests take out adequate travel insurance to cover unforeseen cancellations.
Where deposits are paid by debit/credit card, it is agreed between the parties that in the event of cancellation we may debit the guest’s debit/credit card via Paypal with the full amount of the cancellation.

NON-AVAILABILITY
We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you. Our liability would not extend beyond this refund.

ARRIVAL AND DEPARTURE TIME
Our standard check-in hours are between 4pm and 7pm and guests are kindly asked to let us know in advance their estimated time of arrival between these hours. Please contact us in advance if you intend to arrive after 7pm. We request that rooms are vacated by 10.00am on the day of departure.

DAMAGES AND BREAKAGES
You are responsible and liable for any breakages or damage which you or any member of your party cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor damage or breakages, but we reserve the right to make a charge to the guest’s final bill, or we may send you an invoice, for repair or making good if the damage or breakage is significant. We may make an additional charge if you did not report this.

OUR LIABILITY
The Braes is situated within an acre of woodland and moorland. The paths around the grounds are informal and can be hazardous. Whilst guests are welcome to use the amenities and grounds, they are reminded that they do so entirely at their own risk and are asked to respect the local environment.
No responsibility can be accepted for loss, damage or injury to users or their belongings. We do not accept liability for damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
We reserve the right to terminate, without notice, an individual’s stay, where deemed necessary, through unacceptable behaviour, or as a result of actions which are likely to offend others.
We also ask that visitors respect the local wildlife and their needs.

Other Terms and Conditions.
Children of 12 years and over are welcome and certain rooms can accomodate an extra person on a guest bed.
Smoking is not permitted anywhere within the house or grounds at The Braes, this includes vaping or e-cigarettes.

Food
Due to the high quality of furnishings, we do not permit the consumption of food in the guest bedrooms. The exception is biscuits provided by The Braes. Guests are welcome to use the dining room facilities (for vegan food only) if required.
In the respect of food allergies, we cannot cater for food allergies but we make every attempt to cater for intolerances but as our kitchen processes both wheat and nuts etc, we cannot therefore guarantee non-contamination.

Animals
We have a number of pets and a great deal of wildlife coming and going at The Braes, including a cat, our hens, deer, pheasants, rabbits and bird life and we ask that guests drive very slowly when entering and exiting the grounds. Guests are not permitted to bring any pets or leave pets in cars.

Data
Any data gathered during the course of your booking may be held on our computer. Unless you otherwise request we will store your name and email address in order that we can give you occasional updates, news or offers. Your details will not be given to any third party. We take the security of our guests information very seriously. In the event of any dispute between parties it shall be referred to the jurisdiction of the Scottish courts and shall be governed by Scottish law and jurisdiction.

Reading Matter
The Braes provides books and other reading matter for guests to enjoy but we request that you return them to the bookshelves for use by other guests.
